Uddhav faces tough test in old Maharashtra bastion

MUMBAI: The biggest test in the fifth and final phase in Maharashtra on May 20 is of Uddhav Thackeray. The results would tell which Sena is real Uddhavs or CM Eknath Shindes. Voting is due in 13 constituencies Dhule, Dindori, Nashik, Kalyan, Palghar, Bhiwandi, Thane, Mumbai North, Mumbai North-West, Mumbai North-East, Mumbai North-Central, Mumbai South-Central, Mumbai South. As many as 264 candidates from different parties are in the fray. There are 2,46,69,544 voters (male: 31,38,526, female: 1,15,28,278 and third gender: 2,740. In Mumbai, of the six seats, the BJP and Shiv Sena represent three each. The BJP has struggled to retain Dhule, Dindori, Kalyan, Palghar, Bhiwandi and three from Mumbai. The fifth phase is the real test of Uddhavs leadership because a majority of the seats are located in Mumbai Metropolitan Region where Thackeray and Shinde are vying to retain their base to emerge. Shinde has a bigger challenge to retain its bastion Kalyan where his son Dr Shrikant Shinde is contesting while his close aide Naresh Mhaske is contesting from Thane, Shindes home town. Shinde struggled to get a good candidate in Mumbai and in the end, he nominated controversial Yamini Jadhav for South Mumbai and Ravindra Waikar from Mumbai North West. Both Jadhav and Waikar are under the scanner of Central agencies and switched sides from the Uddhav camp to the Shinde-led Sena ahead of elections. Many Shiv Sena MLAs from rural Maharashtra deserted Uddhav along with prominent party leaders, but most of the Mumbai MLAs and corporators preferred to remain with him during the political slugfest and the battle for dominance. Uddhav is looking to consolidate his Marathi manoos vote bank along with minority votes and amid a breach in the lower caste voters of North India to prove his grip over Mumbai and its adjoining region. The minorities, particularly Muslims, never voted for Shiv Sena because of his Hindutva ideology. However, Uddhav after taking the reins of the state with NCP and Congress redefined his partys ideology and tilted towards an inclusive Hindutva acceptable to the minorities, said an observer. Uddhav is trying to develop a formidable Mamu (Marathi-plus minority) or M2 factor against the BJP and its allies. On the other hand, to break the Marathi manoos chunk, the BJP is relying on Gujarati, Marwari, and North Indians with the help of MNS chief Raj Thackeray. They want to break the Marathi vote bank to repeat the 2014-2019 tally without Uddhav, said the observer. He said BJPs move to take Raj help could backfire. Most North Indians in Mumbai are pro-BJP but they do not like BJP aligning with Raj. The reason is MNS workers assaulted North Indians alleging that they were snatching jobs of Marathis and encroaching on their land. Modi and Raj are scheduled to address a joint rally on May 17 at Shivaji Park. In Mumbai, Marathis are around 28 to 30% while Muslims and Christian are more than 18%. If Uddhav is able to get a majority of M2, then he is close to victory and is winning as many seats as he the previous Lok Sabha elections. The Shiv Sena (UBT) is also trying to give Marathi-versus-Gujarati colour so that they can consolidate Marathi vote bank against the BJP. Two recent incidents added fire to a simmering incident in Mumbai. In a Mumbai suburb of Ghatkopar, a Gujarati-dominated housing society blocked the entry of Shiv Sena (UBT) workers for campaigning though they had permission from the authority. The Shiv Sena (UBT) sprang into action alleging Marathis were not allowed in Mumbai. The incident also heightened the feeling of insecurity among the Marathis. Besides, one of the Girgaum-based firms issued an advertisement asking the Marathis not to apply. This ad also caused a flutter in political and Marathi circles over how such an issue could be raised through advertisements in Mumbai. Gujaratis are perceived to be voters of the BJP in Mumbai and they got certain pockets in western and eastern suburbs. PM Modi and Union minister Amit Shah are from Gujarat. So, the Gujarati voters naturally connect with the BJP and its leadership. PM Modi also had his roadshow in Ghatkopar. Earlier Gujaratis voted for Congress in Mumbai. They are never the voters of the Shiv Sena but Sena (UBT) wants to use them to consolidate its vote bank. The BJP is also facing ire of onion farmers in Nasik-Dhule belt where Asias largest onion market Lasalgaon is located. Union MoS Bharati Pawar faced the wrath during her campaign by the onion farmers over the fall in prices. During the PM Modi rally in Nasik, some of the onion farmers tried to create a ruckus. PM Modi later assured the farmers that his government is doing everything to help them.

No Lakshman Rekha on PoK, it slipped away temporarily due to someones mistake: Jaishankar

NEW DELHI: External Affairs Minister S Jaishankar on Thursday reaffirmed his stand on Pakistan Occupied Kashmir (PoK), saying that it was an integral part of India and would come back to the country. PoK is an integral part of India and there is no Lakshman Rekha. It slipped away from us temporarily due to someones weakness and mistake. There is a Parliamentary resolution that we will someday get back PoK, said Jaishankar in Nashik. People in PoK are seeing the positive changes across the Line of Control and they are asking themselves that if things are like that, why are we suffering and why are we accepting this kind of mistreatment? So, they are undoubtedly getting affected by all this, he added. PoK was, is and will be part of India, our intention is to get it back: Jaishankar It may be recalled that since May 10, there has been unrest and political turmoil in Muzaffarabad as people had taken to the streets to protest against inflation and rising cost of electricity. Meanwhile, Jaishankar also spoke about the challenges India is facing diplomatically with Canada, where the government had given refuge to pro-Khalistani elements. Freedom of speech cannot be freedom to advocate violence, freedom of speech cannot be freedom to support separatism and terrorism in a foreign country. They are being accommodated for their vote bank, he added.

Seamless experience with my used Skoda Rapid so far: 5000 km update

BHPian TheGodfather recently shared this with other enthusiasts.5000 km updateI thought of giving you all a periodic update on the ownership and experience. It has been a seamless experience so far, with the car and with the service centre.Overall impressionThe car is working as per the expectations with an audible grunt from the engine. The butter-smooth transmission adds to the experience. Although sometimes the overtakes need to be planned, the power delivery is more than enough for most of the time. Family is happy with the cabin space and boot space while I'm happy with the driving dynamics. The DDPAI Z40 dash cam footage quality is good. Although the first front one stopped working in a month, it was replaced by Nexdigitron free of charge. I'd like to give special mention to the fact that my friends who get severe cases of motion sickness in all other cars, the majority being SUVs, haven't felt so.Major travels:3 trips to Mumbai - all involved the Atal Setu, what an amazing experience it has been.A trip each to Bhimashankar and Trimbakeshwar - The condition of Pune Nashik highway has improved quite a lot with full-fledged bypasses around the major towns.A few trips to Lonavala and around.Have planned trips to Goa and Aurangabad via Samruddhi Mahamarg after summer.Statistics (As of 8th May - Courtesy of Fuelio)Overall distance covered - 5033 kmAverage mileage per month - 1120 kmAverage fuel consumption - 12.87 km/lAverage cost per km - Rs 9.87/km The fuel consumption chart is also attached. The peaks are all highway runs while the rest are either a mix of highways and city or only city. The last 4 fills (April-May 2024) are from Shell normal petrol while the ones in Jan-March 2024 are from HP COCO Power 95. BHPians, please guide me if the statistics look in order or if I need to change anything with my driving style, fuel or anything else. Also, I have a query about which fuel is recommended since the recommended RON is 95 and Min RON is 92 while Shell is 91 RON. A similar query would be for Ethanol blending but I suppose it's not under my control in the same way as RON is. The upcoming change is the wiper blades change. Would anyone suggest something compatible and effective? Thanks in advance everyone. Check out BHPian comments for more insights and information.

False, outrageous: Chidambaram slams PM's 'Cong wanted to allocate 15 pc budget to Muslims' remark

False, outrageous: Chidambaram slams PM's 'Cong wanted to allocate 15 pc budget to Muslims' remark Senior Congress leader P Chidambaram on Thursday termed ''totally false'' Prime Minister Narendra Modi's claim that the previous Congress government wanted to allocate 15 per cent of the budget for Muslims, and said the PM's statements have been ''increasingly bizarre''. Chidambaram said the prime minister claimed on Tuesday that if he played the Hindu-Muslim divide, he would not be fit to be in public life but the very next day, ''he played his usual game of dividing Hindus and Muslims''. ''Hon'ble Prime Minister's statements are increasingly bizarre and show that his speech writers have lost their balance,'' the Congress leader said in a post on 'X'. ''The Hon'ble PM's accusation that Dr Manmohan Singh had drawn up a plan to spend 15 per cent of the Union Budget exclusively on Muslims is totally false. His further allegation that Congress will present a Muslim budget and a Hindu budget is so outrageous that it can be only characterised as a hallucination,'' the former finance minister said. Article 112 of the Constitution of India contemplates only one Annual Financial statement, which is the Union Budget, Chidambaram said and asked how can there be two budgets. ''In the remaining days of the election campaign, it is my fervent hope that the Hon'ble PM will abandon the path of false accusations and outrageous claims,'' he said. ''Not only the Indian people, the world is watching and analysing the Indian prime minister's statements, and they do not bring glory to India,'' Chidambaram said. Prime Minister Modi on Wednesday alleged that the Congress during its previous rule wanted to allocate 15 per cent of the government budget for Muslims, and vowed not to allow splitting of the budget or reservation in jobs and education on the basis of religion. Addressing an election rally at Pimpalgaon Baswant in north Maharashtra's Nashik district, the PM said splitting the budget on religious lines was dangerous.

PM Modi's stand can increase communal disharmony: Sharad Pawar

PM Modi's stand can increase communal disharmony: Sharad Pawar NCP (SP) chief Sharad Pawar on Wednesday claimed that the stand taken by Prime Minister Narendra Modi in recent days can increase communal disharmony in the country instead of bringing communities closer. Pawar was speaking at a rally for his party's candidate Bhaskar Bhagare in Dindori (ST) Lok Sabha constituency of Maharashtra where the BJP has fielded sitting MP and union minister of state for health Bharti Pawar. ''Narendra Modi is the first prime minister of the country who has taken positions that would increase the communal disharmony between various religions and castes. I heard his speech today in Nashik, and it was as per my expectations. He should have taken positions that will bring the communities and religious groups closer,'' Pawar said. Modi had claimed at a rally in the same constituency earlier in the day that Congress, during its rule at the Centre, had planned to allocate 15 per cent of budget to Muslims. Pawar also referred to water scarcity in the region. ''Nashik district has an issue of water availability and its distribution. Some of the available water is diverted towards Gujarat; what is the state leadership doing about it?'' he asked.

How I did a 5-day, 2500 km Nashik road trip in a '10 Mercedes-Benz E350

BHPian CaptAM recently shared this with other enthusiasts. INTRO: Finally undertook a road trip that had been planned even before I got the car in which I went on the trip.Drove from Delhi to Nashik(Sula Vineyards) and back, covering a total distance of 2500km in 5 days. BACKGROUND: The plan was to go on a road trip with the following criteria to be met:Total trip of 5 days. Not more than 800km to be covered per day.A limit of 12hrs on the road per day.Fuel stops only in the city. No highway petrol pumps.ROUTE:The total distance from my residence to Sula Vineyards was approx. 1250kms one way.Since it was only me and my wife, in a luxury car, night stops had to be planned in decent and safe locations only. The majority of the trip was planned to cover a substantial distance on the NE4 even if meant covering a longer overall distance. The decision was a smart one as every time we entered the NE after a stint on the state highways, the relief was undeniable.DAY 1: Delhi - Ratlam ( Total Distance: 771km ; Time on Road: 10hr30mins)Fully gassed up and nitrogen filled to proper specs, started from Delhi at 5.05am. Within 40mins we were on the NE4, where I could for the first time unleash Spectre and wake the beast which had been lazing inside during city drives. After a long stint on the NE4, we were forced to take the exit at Lalsot and then join back immediately to continue till Sawai Madhopur, where the NE ended for now. After that it was a relentless run on the NH148, to our first refuel stop at Kota, RJ. While I was worried about this stretch since it was a single carriageway, the quality of the road was really good. Also, there was enough scenic relief to keep the drive interesting. Finally reached the beautiful city of Kota around 10.30am. Had planned to visit the famed, 7 wonders park, but were surprised to learn that it opened after 2.30pm (very coaching capital(ish) indeed).Decided to have an early lunch at the nice and clean Sasa Resort on the outskirt of Kota. Thereafter we continued to our next destination, Ratlam, MP.This stint started on the NH52, where after Gmaps being Gmaps took us through a state/district highway. This was the worst road on our entire route, with constant bumps and many unpaved parts as well. Luckily the traffic on this stretch was sparse and the thirty odd kilometers ended with us entering the most beautiful stretch of the NE4!Beautiful farm lands and giant windmills aplenty, the relief after the poor state highway was instantaneous. The rest of the journey was uneventful and we entered our hotel in Ratlam at 3.30pm.Stats at the end of Day 1 DAY 2: Ratlam - Nashik (Total Distance: 512km ; Time on Road: 8Hr)After an uncomfortable night in the below par hotel, we decided to start from Ratlam an hour earlier than we had planned. So, left the hotel at 6am, and after a short petrol top-up, we were once again on our way.Our route covered NH156-NH52-NH60.We enjoyed a wonderful drive, witnessing a mesmerising sunrise, before passing through the short, but beautiful ghat section. While there was plenty of traffic on this route, progress was still swift. The roads were well maintained with just a few road works around the ghat section. Also, there were fewer speed bumps on this route, placed more predictably than the day before. We reached Sula Vineyards, at 2PM.Entering our Destination DAY 3: Spent in Sula.Wine tasting, cycling around and exploring the property. Basically just chilling the entire day.Elegant wine tasting room and a colourful sunset DAY 4: Sula,Nashik - Kota (Total Distance: 750km Time on Road:12hrs)This was the day I was the most worried about. Longest drive of the trip, and overall fatigue adding up.Started off at 6am. First stop was to refuel. Was excited to try out Shell, since we dont have them in the north. However, just got a partial fuel up done since they were around Rs. 15/L more expensive than other petrol pumps!Enjoyed the rest of the trip back, with Gmaps pleasantly surprising us twice. Once with a wonderfull winding road(NH31) which was driving heaven for me since the road was in perfect condition with almost no traffic at all.The second surprise was when it took us on a route that avoided the horrendous state highway we had encountered on our way from Kota to Ratlam. Thanks to both these things the return till Kota was much less fatiguing than I had anticipated and we reached our hotel fresher than expected. Therefore, we decided to visit the 7 wonders park on this day, and got the car fuelled and prepped for the next day.Stats as we ended our long day 4 DAY 5: Kota - Delhi (Total Distance: 490Km Time on Road: 6hrs)The most relaxed driving day of the trip. Familiar roads and majority of the drive on the NE4.Started in the morning at 6.30am, with no agenda except to relax and enjoy the drive. As soon as we got on the NE4, we decided to slow down since we wanted to stop for breakfast at Mcd, having missed it on our drive out of Delhi.Reached home at 12.25PM, with our total trip ODO reading 2522.3Km.Stats at the end of day 5 It was an amazing and epic trip, made even more enjoyable thanks to our noble steed. Which brings me to my next section.. The CAR: Introducing SPECTRE. Our 2010 Mercedes E350 (W212). I have been waiting for a long time to write an ownership thread on her, but I think I'll start it from here. This car was on my radar for a long time, and only for this gem of an engine. The build quality and comfort are just the icing on the cake.Coming back to this beast of an engine, it was just a pleasure stretching her legs on the highway. The immense power is addictive, and it made easy work of overtakes on the single carriageway. The ride was very comfortable and while I was worried about the low ground clearance, it did not scrape anywhere even once. Even on broken roads it was very composed and the suspension took everything in its stride.Accomodations:Ratlam: Hotel Balaji Central - Not a pleasant stay. Decided to check out as early as possible. Would not recommend.Nashik: The Source at Sula - Took their treehouse rooms, which were very comfortable. Would definitely recommend. The room also comes with tour and tasting as part of the package.Kota: SaSa Resort - Another comfortable hotel, on the outskirts of the city. Very good food and excellent service. Would recommend this place for anyone visiting Kota, and wanting to stay away from the bustle and congestion of the city. Only downside is that their restaurant closes at 10PM.Other Points:I like to travel fully stocked with snacks, cup noodles, energy drinks, hot water in thermos etc. There are plenty of Petrol Pumps all along the highway. There are very few food joints along the entire route. Absolutely no known brands at all.Google Maps was surprisingly accurate throughout the trip.Rest stops are aplenty along the route. But, not all of them have facilities.Would recommend you carry your own food/drinks if like me, you're not comfortable stopping at roadside 'dhabas'.Had to stop every couple of hours to clean the windshield. Some Pictures: The entry to the NE4 was welcoming and exhilarating Like I said, we like to travel well stocked with all kinds of snacks Witnessed beautiful sunrises everyday of the trip The treehouse was well appointed and aesthetically pleasing Taken at the start of return journey Saw many such trucks carrying these huge windmill blades. Kept wondering how they manoeuvred through the narrow and steep ghat section Natural beauty aplenty to break the monotony of the road Taken somewhere in MP. Decided to stop and stretch out. The sweltering heat(45.5C) had us back in the car in no time Beautiful early morning shot of Spectre Some Stats:Total petrol consumed: Approx. 258LTotal time spent on road: 36.5hrsAmount of coffee consumed: 7LNumber of energy drinks consumed: 5Number of states crossed: 5 (DL, HR, RJ, MP, MH)Best and worst mileage figures: 10.6Km/l and 9.3Km/L respectivelyNumber of toll plaza's crossed: 35!Total spent on tolls: Rs. 4500Conclusion: This trip had been on the burner for a very long time and I'm really happy that I went through with it. I am very impressed with the car and cant wait for my next adventure with her. 2522.3 Epic Kilometers Thank you for having taken the time out to go through this long journey with me. I am open to suggestions to help improve this post, and also open to idea's for my next trip. Signing off with this dirty pic of Spectre. One of my favourite pictures. I love it coz it show's the car has accomplished something! Check out BHPian comments for more insights and information.

Religion-based reservation dangerous; Cong wanted to implement it, says PM Modi at poll rally

NASHIK: Prime Minister Narendra Modi on Wednesday alleged the Congress during its previous rule wanted to allocate 15 per cent of the government budget for minorities and vowed not to allow splitting of budget or reservation in jobs and education on the basis of religion. Addressing an election rally at Pimpalgaon Baswant in north Maharashtra's Nashik district in support of Mahayuti candidates, Union minister Bharati Pawar (BJP) and Hemant Godse (Shiv Sena), the PM said splitting budget on religious lines was dangerous. The BJP's star campaigner maintained Dr Babasaheb Ambedkar, the chief architect of the Constitution, was firmly against religion-based reservation in jobs and education. Modi claimed the Congress, when in power at the Centre, had drawn up plans to allocate 15 per cent of the total budget to minorities. When I was the chief minister (of Gujarat), the Congress had brought up this proposal. The BJP opposed this move strongly and hence it could not be implemented. But the Congress wants to bring this proposal again, he told the gathering. The PM asserted Ambedkar was against religion-based quota, but the Congress wants to take away reservation rights of SCs/STs/OBCs and give them to Muslims. Its a straight fight in the highly coveted Nashik seat in north Maharashtra between Eknath Shindes Shiv Sena and the Shiv Sena-Uddhav Balasaheb Thackeray (UBT) after the ruling BJP-Shiv Sena-NCP Mahayuti alliance witnessed intense lobbying for the constituency in seat-sharing talks

MVA accuses Mahayuti of using cash for votes

Mumbai: The fourth phase of polling in Maharashtra was marred by allegations of money distribution levelled by opposition Maha Vikas Aghadi (MVA) parties against the ruling alliance Mahayuti. Polling was held for 11 Lok Sabha seats Nandurbar, Jalgaon, Raver, Jalna, Aurangabad, Maval, Pune, Shirur, Ahmednagar, Shirdi and Beed in the fourth phase in Maharashtra on Monday. The opposition MVA leaders alleged that large amounts of cash were reportedly distributed ostensibly to buy votes. While Shiv Sena UBT leader Sanjay Raut alleged the Eknath Shinde-led Shiv Sena distributed Rs 12 crore in Nashik, Congresss Pune candidate Ravindra Dhangekar protested inside a local police station demanding FIR against BJP for distribution of cash. NCP (SP) leader Rohit Pawar also accused BJP candidate Sujay Vikhe-Patil of giving cash for votes in Ahmednagar. Posting a purported video of Chief Minister Eknath Shinde alighting from a helicopter in Nashik with two security personnel lugging at least two heavy bags, Raut demanded to know why the CM travelled with such bulky luggage for just a two-hour-long poll campaign trip. Raut claimed that the bags hauled by the CMs security personnel may have been filled with around Rs 12-13 crore and demanded a statement from the government. NCP (SP) leader Rohit Pawar posted another supposed video showing bundles of cash lying on the road in the Ahmednagar constituency and claimed that it contained prasad for disbursing among the voters. Today, a packet arrived here in the name of everyone called Raja with the prasad and a plea by the guardian minister to vote for his party. The irony is that in many villages, the local refused to accept the prasad and in others the village elders siphoned off half the prasad, said Pawar in a jibe at the BJPs candidate from Ahmednagar Sujay Vikhe-Patil, who is battling against NCP (SP)s challenger Nilesh Lanke. Pawar said more complaints of prasad packets are pouring in and alleged that there are reports of more than Rs 2,000 crore cash being splurged by the ruling side to get votes and buy out leaders of opposition parties. Dhangekar alleged that last night in Pune, a large amount of cash was distributed during the weekend to lure the voters in the Sahakar Nagar slums in his constituency reportedly supporters of the ruling MahaYuti. State BJP President Chandrashekhar Bawankule dismissed the MVAs allegations saying They are staring at defeat in the allegations and hence it is not surprising that they are levelling such baseless charges. Meanwhile, the NCP (SP) alleged wrongdoing after CCTV cameras got turned off for 45 minutes at a godown where the EVMs from the Baramati Lok Sabha constituency were stored in Pune district. The election authorities, however, clarified that a cable of the cameras had to be removed for a short period during some electrical work on the premises in the morning.

Government sources: Election Commission's approval secured before lifting onion export ban

Government sources: Election Commission's approval secured before lifting onion export ban The Centre has taken permission from the Election Commission to lift the ban on exports of onion in view of the ongoing implementation of the Model Code of Conduct due to the Lok Sabha elections, sources said. According to government sources, the Department of Revenue under the finance ministry took the permission from the Election Commission to lift the ban on onion exports, subject to conditions of 40 per cent export duty, and also a minimum export price (MEP) of USD 550 per tonne. The government on Saturday lifted the ban on onion exports, a decision that can help boost income of a large section of farmers and comes ahead of the Lok Sabha polls in key producing regions including Maharashtra. The government has imposed a minimum export price (MEP) of USD 550 per tonne (around Rs 46 per kg) as well as 40 per cent export duty. Taking duty into account, the shipments will not be allowed below USD 770 per tonne (around Rs 64 per kg). The decision to lift the ban on exports of onion was on the recommendation of the Department of Consumer Affairs, which monitors the availability and price situation of onion in the country. On December 8 last year, the Centre had banned onion exports in early December to control retail prices amid concerns over likely fall in production. During the last 4-5 years, the country annually exported between 17 lakh and 25 lakh tonnes of onions. Consumer Affairs Secretary Nidhi Khare on Saturday said the lifting of the ban would not lead to any price rise in retail markets. ''Prices will remain stable. If at all there is any increase, it should be very marginal,'' she said on Saturday, while asserting that the government is committed to protect the interests of both consumers and farmers. The directorate general of foreign trade (DGFT) in a notification on May 4, said that ''the export policy of onions is amended from prohibited to free subject to MEP of USD 550 per metric tonne with immediate effect and until further orders.'' On May 3, the finance ministry imposed a 40 per cent export duty. The decision assumes importance as it comes before the crucial Lok Sabha polls in key onion belts like Nashik, Ahmednagar and Solapur in Maharashtra. Farmers of this region have been demanding a lifting of the ban so that they can get a better price for their produce. Explaining the rationale behind the decision, Khare said the ''ban on onion exports has been removed from today (Saturday) because the supply situation is comfortable and prices are stable in both mandies as well as retail markets.'' The modal price at Lasalgaon mandi in Nashik was Rs 15 per kg in April. She said the decision has been taken after considering the latest estimates of onion production in rabi season at 191 lakh tonnes, which is comfortable. Availability and prices of onion in global markets were also factored in while taking this decision. The secretary said the monthly domestic demand of onion is around 17 lakh tonnes. ''Lifting of the ban would also encourage the farmers to put more area under onions. The monsoon forecast is above normal,'' Khare said. The secretary noted that the decision has been taken after wider discussions with stakeholders. A high-level team also visited key onion producing belts in Maharashtra to assess the ground situation. Khare also pointed out that the shelf life of onions is less and therefore a need was felt to export onions. The secretary said that the government is procuring 5 lakh tonnes of onions as buffer stock, so that it can intervene in the market in case of price rise. ''We are continuously monitoring the prices of all essential food items. We will continue to keep a watch on the availability and price situation,'' she said. A senior government official explained that there is an inter-ministerial committee (IMC) which reviews the prices, production, availability and exports of essential food items including onions. ''So do not think of this as an isolated instance of decision making by IMC,'' the official said, when asked whether the decision has been made in view of general elections. The official said the IMC has been taking a series of steps in various commodities including wheat and rice to boost domestic supply and keep prices under check. In March, the Union Agriculture Ministry released the data for onion production. As per the data, onion production in 2023-24 (First Advance Estimates) is expected to be around 254.73 lakh tonnes compared to around 302.08 lakh tonnes last year. This is due to a decrease of 34.31 lakh tonnes output in Maharashtra, 9.95 lakh tonnes in Karnataka, 3.54 lakh tonnes in Andhra Pradesh and 3.12 lakh tonnes in Rajasthan, the data showed. Last month, in an official statement, the Ministry of Consumer Affairs, Food and Public Distribution said the government has allowed export of 99,150 tonnes of onion to six neighbouring countries of Bangladesh, UAE, Bhutan, Bahrain, Mauritius and Sri Lanka. The Congress last month accused the Narendra Modi government of ''callously neglecting'' Maharashtra's onion farmers affected due to the ban on onion exports and said that its manifesto promises a predictable import-export policy to prevent such catastrophic last-minute policies being imposed on farmers.

Maharashtra: Mahayuti seat-sharing deal almost final; announcement on Palghar seat awaited

Mahayuti coalition settles seat-sharing for 47 Lok Sabha seats in Maharashtra. BJP likely to secure Palghar. Shiv Sena, under Eknath Shinde, reveals candidates for Kalyan, Thane, Nashik. Naresh Mhaske picked for Thane. BJP convinced Shinde for Palghar.

Mahayuti seat-sharing deal BJP 28, Shinde 14, Ajit Pawar 5

MUMBAI : After two phases of Lok Sabha polls and a lot of back-and-forth, the ruling Mahayuti in Maharashtra announced the seat-sharing for Lok Sabha polls on Wednesday. The BJP will contest 28 seats, while CM Ekanth Shinde-led Shiv Sena 14 and NCP five. The RSP will field candidate on one seat. The Shiv Sena announced its remaining candidates for Thane, Kalyan and Nashik seats on Wednesday. Initially, BJP was not ready to concede the South Mumbai, Thane, Mumbai North West, and Nashik seats to CM Ekanth Shinde-led Shiv Sena. However, it conceded all these seats. A party source said the BJP had planned to offer only 12 seats to Shiv Sena, but its survey on these seats made it realize that all these were tough ones to win against Uddhav Thackeray-led Shiv Sena (UBT). The BJP decided that rather than contesting the losing seats, it should to offer them to Shiv Sena, said a party source. This deal will help the BJP in apportioning blame on Shinde if his faction fails to win the promised number of seats, said a party leader. A Shiv Sena leader claimed that in negotiations with the BJP, CM Shinde showed his political shrewdness and brought the 14 Lok Sabha seats for his faction. On the other hand, deputy chief minister Ajit Pawar, a partner of Mahayuti, also has an equal number of MLAs in this government, but he got only five seats. Therefore, Shiv Sena is in a better position today in Mahayuti, said the Sena leader. In 2019, the BJP contested 25 seats. This election, it is contesting 28. The party feels that by contesting as many seats, it can at least repeat the previous winning number, 22 seats. This is a very close contest, therefore, BJP is putting its all efforts into the polls, said an observer. Nomination The Shiv Sena led by Eknath Shinde on Wednesday named ex-mayor Naresh Mhaske and MP Hemant Godse for Thane and Nashik LS seats. The party also declared the candidature of CM Shindes son and MP Shrikant Shinde from Kalyan seat.

Shiv Sena Fields Ex-Mayors Naresh Mhaske and Hemant Godse for Thane and Nashik Lok Sabha Seats

Shiv Sena Fields Ex-Mayors Naresh Mhaske and Hemant Godse for Thane and Nashik Lok Sabha Seats The Shiv Sena led by Maharashtra Chief Minister Eknath Shinde on Wednesday nominated ex-mayor Naresh Mhaske and sitting MP Hemant Godse as its candidates from Thane and Nashik Lok Sabha constituencies, respectively, ending weeks of suspense. The party also officially declared the candidature of CM Shinde's son and sitting MP Shrikant Shinde from Kalyan constituency. With this, the Shiv Sena has fielded candidates for 15 Lok Sabha seats including three in Mumbai. It was successful in retaining Thane and Kalyan seats despite intense lobbying by the BJP. Of the 48 seats in the state, the BJP has fielded 27 candidates, NCP led by Ajit Pawar four, and Rashtriya Samaj Paksha (RSP) one. The ruling alliance is yet to declare the candidate for the Palghar Lok Sabha seat, but the BJP will likely field its nominee from there. The undivided Shiv Sena contested 22 seats in 2019 elections. Godse's renomination from Nashik constituency in north Maharashtra indicates that the Shiv Sena prevailed over its allies BJP and Ajit Pawar-led NCP, which were coveting this seat. A former mayor of Thane, Mhaske will take on Shiv Sena (UBT) candidate and incumbent MP Rajan Vichare. A straight fight is on the cards between Godse and Shiv Sena (UBT) candidate Rajabhau Waje. Thane is the stronghold of CM Shinde who represents the Kopri-Pachpakhadi assembly constituency in the city. Shrikant Shinde's candidature from Kalyan was just a formality given that Maharashtra Deputy Chief Minister Devendra Fadnavis had declared him as the 'Mahayuti' (grand alliance) nominee last month. He had won the Kalyan seat in the 2014 and 2019 Lok Sabha elections as the candidate of Shiv Sena (Undivided). Thane, Nashik and Kalyan will go to the polls on May 20.

BJP, Shiv Sena break deadlock over 4 Maharashtra seats

Mumbai: After prolonged negotiations with the BJP, the Shiv Sena on Wednesday announced its candidates from the Thane, Kalyan and Nashik Lok Sabha seats. Shiv Sena sitting MP Hemant Godse will be contesting from Nashik, while Naresh Mhaske, a close aide of Chief Minister Eknath Shinde, will be contesting from the Thane seat. The Sena also officially announced Dr Shrikant Shindes candidature from the Kalyan Lok Sabha seat. The BJP is expected to announce its candidate from the Palghar seat. Thus, the NDAs final seat sharing formula in Maharashtra is likely to be 28 seats for BJP, 15 seats for Shiv Sena, four seats for NCP four and a seat for Mahadev Jankar-led RSP. After the declaration of both sides of candidates, there will be a direct fight in Thane, Kalyan and Nashik between the Uddhav Thackeray and Eknath Shinde factions of Shiv Sena. BJP wanted to contest Thane Lok Sabha seat, while Ajit Pawar led NCP wanted to field its senior leader Chhagan Bhujbal in Nashik. However, Mr. Bhujbal was told to pull out of the race due to the fear of Maratha backlash. After Bhujbals withdrawal, we did not find a better candidate so we left our claim, Brijmohan Srivastava, NCP national spokesperson told this newspaper. Hemant Godse, a two term MP from Nashik, will face Rajabhau Waje of the Shiv Sena (UBT), whose candidature was announced more than a month ago. Naresh Mhaske, ex-mayor of Thane, will be pitted against Shiv Sena (UBT) MP Rajan Vichare. A senior BJP leader said that they wanted to contest the Thane seat but the chief minister refused to swap it. We were left with no choice except requesting them to exchange Palghar Lok Sabha seat with Thane seat. The Shiv Sena is not ready to leave even Palghar seat, but top leadership of the Shiv Sena and BJP are going hold a meeting over Palghar seat. We are hopeful that the Sena will concede this seat to BJP. A candidate for Palghar Lok Sabha seat will be announced within 48 hours, the senior BJP leader said. Rajendra Gavit is currently representing Palghar Lok Sabha constituency as Shiv Sena (undivided) representative. After the split in the Shiv Sena by Eknath Shinde in 2022, Mr. Gavit backed the Shinde faction. Chief Minister Eknath Shine told the reporters that they are going to contest on 15 seats. The BJP and Shiv Sena candidates would win all six seats of Mumbai. We have requested Prime Minister Narendra Modi to hold his rallies in Mumbai. He will hold two rallies, Mr. Shinde said.

Shinde declares candidates for 2 Mumbai seats, both faced corruption charges

Mumbai: The Eknath Shinde-led Shiv Sena on Tuesday announced Ravindra Waikar and Yamini Jadhav as its candidates from Mumbai North West and Mumbai South Lok Sabha constituencies. Both the candidates have been facing corruption allegations, particularly by the BJP. Waikar is going to contest against Shiv Sena UBT candidate Amol Kirtikar, who is also being investigated by the Enforcement Directorate over the alleged Khichadi scam during Covid pandemic. So far Eknath Shinde led Shiv Sena has announced 12 candidates. BJP led Mahayuti is yet to announce their candidates from Nashik, Palghar and Thane constituencies. The BJP wanted to contest the Mumbai South seat by fielding its candidate Mangal Prabhat Lodha or Maharashtra Assembly speaker Rahul Narvekar but the Shiv Sena refused to give up the seat. When Yamini Jadhav and her husband Yashwant Jadhav was with Uddhav Thackeray led Shiv Sena (undivided), the ED had issued summons to Yashwant in connection with the alleged violations of the Foreign Exchange Management Act in May 2022.Yashwant is ex-chairman of the Brihanmumbai Municipal Corporations (BMC) standing committee. The ED's summons was based on the searches conducted by the income tax (I-T) department on several premises linked to Yashwant Jadhav and his wife Yamini Jadhav. Senior BJP leader and former Lok Sabha member Kirit Somaiya had also made serious allegations of Rs 1,000 crore money laundering against Yashwant Jadhav and Yamini Jadhav. He had alleged that the couple had bought 36 buildings with 1000 flats/shops/offices in Mumbai within 24 months. After vertical split of Shiv Sena by Eknath Shinde, Yashwant and Yamini joined the Shinde faction. Yamini is currently MLA from Byculla Assembly constituency, which is one of the Assembly segments of the Mumbai South Lok Sabha seat. Mr. Waikar was considered to be a close associate of Uddhav Thackeray. He is MLA from Jogeshwar. He joined the Eknath Shinde faction in March 2024. Waikar is facing investigations by the ED (Enforcement Directorate) and Mumbai Polices EOW (Economic Offences Wing) in connection with construction of a luxury hotel on a plot owned by the Brihanmumbai Municipal Corporation (BMC). In March 2023, Somaiya accused Waikar of illegally obtaining approval for a five-star hotel on a plot reserved for a garden, causing a loss to the BMC. Setback for Shiv Sena: Ex-minister Suresh Navale resigns, extends support to NCP (SP) Beed nominee

MUMBAI: Former Maharashtra minister Suresh Navale has resigned from the Shiv Sena led by Chief Minister Eknath Shinde, claiming the CM has succumbed to the pressure from the BJP. Navale has also said he will not join any party and announced his support to NCP (SP) Beed Lok Sabha seat nominee Bajrang Sonawane. Talking to a news channel on Monday, Navale, who hails from Beed, said he resigned from the Shiv Sena on April 25. My allegation is that the chief minister has succumbed to the pressure from the BJP. He came out earlier (after a revolt in the Sena) and formed government, but did not oppose pressure from the BJP with the same spirit when it was expected that we (Shiv Sena) will contest our 18 seats, he said. In 2019, the then undivided Shiv Sena contested 22 out of the 48 Lok Sabha seats in Maharashtra and won 18 of them. Pawar & Uddhav face spin attack in a battle to regain the 'lost glory' Navale said the Uddhav Thackeray-led Shiv Sena (UBT) is contesting 21 Lok Sabha seats in the state this time and here (in Shinde's party), the sitting MPs are being denied tickets. The political career of people who have joined Shinde is almost over at least for today, I don't know about tomorrow. But if this is the situation in the Lok Sabha elections, the situation will be worse in the state assembly polls (due later this year), he claimed. Sitting Shiv Sena MPs like Bhavana Gawli (Yavatmal Washim) and Hemant Patil (Hingoli) have been denied renomination, while decision on candidate for the Nashik Lok Sabha seat is still pending, Navale pointed out. There is no place for a dialogue in the party. The party cadres are keeping quiet. They have nothing to do (with what is going on) as they are the beneficiaries, he claimed. After a meeting with his supporters in Beed on Monday, Navale said he will support NCP (SP) candidate Sonawane. The BJP has cheated the Shiv Sena, so my supporters have told me to support Bajrang Sonawane and I have declared it accordingly, he said. Baramati Contest to Show Maharashtra's Resilience; MVA Projected to Secure 30-35 LS Seats in State: Raut

Baramati Contest to Show Maharashtra's Resilience; MVA Projected to Secure 30-35 LS Seats in State: Raut Shiv Sena (UBT) leader Sanjay Raut on Sunday said the Baramati Lok Sabha seat contest was a fight for Maharashtra's pride and claimed the opposition MVA will win 30-35 parliamentary constituencies out of the total 48 in the state. Talking to reporters, Raut said Sena (UBT) head and former state chief minister Uddhav Thackeray will soon hold a rally in Khadakvasala, which comes under the Baramati constituency where polling will be held on May 7. The NCP (SP), which is part of the opposition Maha Vikas Aghadi (MVA) along with the Sena (UBT) and the Congress, has renominated its sitting MP Supriya Sule from the Baramati Lok Sabha constituency in Pune district. Sule, the daughter of NCP (SP) chief Sharad Pawar, is pitted against her sister-in-law Sunetra Pawar, the wife of state Deputy Chief Minister and NCP leader Ajit Pawar. ''All the people of Maharashtra are fully behind Supriya Sule and will ensure her win. The Baramati Lok Sabha contest is a fight for Maharashtra's pride,'' Raut said. The Shiv Sena (UBT) leader accused state Deputy Chief Minister Ajit Pawar of switching sides to the ruling BJP-Shiv Sena alliance alliance to ''save his skin''. ''Ajit Pawar couldn't ensure victory of his son Parth in the Maval seat in the last Lok Sabha elections and now the process of his wife's defeat has begun,'' Raut claimed. ''Rahul Gandhi is getting a tremendous response in the country and you will see a change in government after June 4 (the day of vote counting),'' he further claimed. Asked about CM Shinde stating that Shiv Sena founder late Bal Thackeray said he will never allow his party to become the Congress, Raut said, ''When Indira Gandhi was in trouble, Balasaheb supported her. Both the leaders shared a warm relationship. Balasaheb had not contested an election once to support the Congress.'' ''Shinde has become a sycophant of a party which wants to weaken Maharashtra and hurt the Marathi pride,'' the Sena (UBT) leader alleged. CM Shinde is yet to officially announce candidates in Thane, Kalyan, Mumbai North West and Nashik Lok Sabha seats, Raut pointed out. He claimed the MVA will win 30-35 Lok Sabha seats in Maharashtra. ''If you are so confident of winning, why is Ajit Pawar threatening people in Baramati,'' Raut said. He dubbed the Shinde-led party as ''Shiv Sena (Fadnavis) group'' and claimed ''it's like a Modi-Shah private limited.'' Asked about the BJP fielding well-known lawyer Ujjwal Nikam from Mumbai North Central seat, Raut claimed, ''As per my knowledge, multiple leaders from the BJP rejected to contest polls from the Mumbai North Central constituency. No doubt, he (Nikam) is one of the prominent faces but the Maha Vikas Aghadi will win the seat.''

After four months, onion export to 6 countries allowed

NEW DELHI : After four months of removing the ban on onion exports, the Government of India has finally allowed the export of onions to six neighbouring countries. This decision comes one day after permitting Gujarat to export white onions to West Asian countries. The government has approved the export of 99,150 metric tons of onions to six neighbouring countries: Bangladesh, UAE, Bhutan, Bahrain, Mauritius, and Sri Lanka. The National Cooperative Exports Limited, the designated agency for onion exports, has procured domestic onions through an e-platform at 1 prices. NCEL will supply onions to agencies nominated by the destination countries at negotiated rates, based on a 100% advance payment basis. The export quotas allocated to these six countries are being fulfilled according to the requisitions made by each destination. As the largest onion producer in the country, Maharashtra serves as the primary supplier of onions sourced by NCEL for export. Experts suggest that the decision to allow exports comes after criticism from Maharashtras onion farmers and traders. This backlash ensued when, on April 26, the Centre permitted the export of Gujarats white onions to the Middle East instead of other onion varieties. Onion exports were banned on December 8 last year until March 31, 2024, to control domestic prices. This ban was later extended due to concerns about price inflation. Reduced onion production during the Rabi and Kharif periods in 2023 prompted the government to implement measures to stabilise prices and ensure sufficient domestic supply. In August, a 40% export duty was imposed, followed by the establishment of a minimum export price of $800 per tonne in October, before the eventual export ban in December. The Department of Consumer Affairs (DoCA) has set a procurement target of 500,000 tonnes of onions from the Rabi-2024 harvest for the Price Stabilization Fund this year. In April 2024, a high-level team from the DoCA and its procurement agencies visited Nashik and Ahmednagar Districts of Maharashtra to raise awareness among farmers about the procurement of 500,000 tonnes of onions for the PSF buffer.

Maharashtra Political Parties Use 42 MLC Vacancies to Pacify Rebels

Mumbai: Political parties in Maharashtra are dangling the carrot of legislative council membership to keep the disgruntled party leaders in check. There are 21 vacant seats in the legislative council and the vacancies will double by the end of July this year. According to sources, all parties have promised the leaders, who were eager to contest Lok Sabha but denied tickets, a seat in the state legislative council. Some have been promised Rajya Sabha membership. Maharashtra has a total 78 members of the Legislative Council. Of these, 31 are elected by members of Legislative Assembly (MLAs), 21 members are elected by local body authorities (like Municipal Corporations), seven members each are elected by graduates and teachers from Mumbai, Pune, Nashik, Konkan, Aurangabad, Nagpur and Amravati divisions. In addition to this, 12 members are nominated by Maharashtra Governor. The governor has not nominated 12 members in the Legislative Council. These nominations are done on the recommendations of the state government to the Governor. Besides this, six members, who were elected by local authorities, are retiring by June 21 of this year. Two members each from graduates and teachers constituencies are retiring by July 7 of this year. In addition to this, out of the total 31 members elected by MLAs in the Legislative Council, the tenure of 11 members will end by July 27 of this year. There are already nine vacant seats, which are elected by local bodies, in the council. An official of the state legislature said that the members elected by the MLAs, who are retiring, include BJP's Nilay Naik, Ramrao Patil, Ramesh Patil and Bhai Girkar, NCP's Babajani Durrani, Congress's Wajahat Mirza, Dr. Pradnya Rajiv Satav, Uddhav Thackeray led Shiv Sena (UBT) Anil Parab, Eknath Shinde led Shiv Sena's Manisha Kayande, PWP's Jayant Patil and RSP's Mahadev Jankar. They are going to retire by July 27, 2024. We are going to conduct an election on 11 seats, which are elected by the MLA, after the Lok Sabha election, the official said. Nine vacant seats are not being filled due to non-existence of local bodies for more than a year. Eknath Shinde-led Shiv Sena has denied ticket to its sitting MPs Hemant Patil from Hingoli, Bhavana Gawali from Yavatmal-Washim and Krupal Tumane from Ramtek. The three are reportedly upset with their party. BJP leader Harshvardhan Patil had opposed supporting the Ajit Pawar faction due to traditional political rivalry in Baramati. In addition to this, Shiv Sena leader Vijay Shivtare's decision to challenge Ajit Pawar in Baramati had caused tension among Mahayuti. Subsequently, Mr Patil and Mr Shivtare have been pacified by Mr. Fadnavis and Mr. Shinde. A Mahayuti leader said that chief minister Eknath Shinde held meetings with Gawali, Patil and Tumane individually. All of them have been assured about their rehabilitations. We have asked the disgruntled leaders to ensure the victory of our candidates in Lok Sabha. We will do their proper political rehabilitation. They will be given an opportunity to go to the Legislative Council or they can get a ticket in the upcoming assembly elections later this year, the Mahayuti leader said. A BJP office bearer said that Harshvardhan Patil will be given an MLC ticket after Lok Sabha election if Mahayuti candidate wins Baramati Lok Sabha seat.

Conservative MP Pragya Thakur, accused in the Malegaon blast case, finally appears before court to record statement

Conservative MP Pragya Thakur, accused in the Malegaon blast case, finally appears before court to record statement BJP's Bhopal MP Pragya Singh Thakur, who is an accused in the 2008 Malegaon bomb blast case, on Thursday finally appeared before a special court here to record her final statement in connection with the case. On several occasions in the past, Thakur had failed to appear before the court on the grounds of medical illness. This prompted the special court to issue a warning, saying if Thakur fails to appear before it on April 25, then she would face action. On Thursday, Thakur appeared before the special court hearing cases probed by the National Investigation Agency (NIA), but claimed she was still unwell. Thakur submitted to the court her statement in a question-answer format. She also filed an application seeking permission to put her thumb impression on the statement as she was unable to sign the paper due to sudden loss of strength in her palms. The court permitted the same. Thakur, along with six others, is facing trial in the case under various sections of the Indian Penal Code (IPC), Unlawful Activities (Prevention) Act (UAPA), Explosive Substances Act, Indian Arms Act, and Maharashtra Control of Organised Crime Act (MCOCA). The court is currently recording the statements of the accused under Section 313 of the Criminal Procedure Code (CrPC). These are final statements of the accused before final arguments are made and the case is closed for judgment. Special court judge A K Lahoti posted the matter for further recording of the statement on Friday. Six people were killed and over 100 injured when an explosive device strapped on a motorcycle went off near a mosque in Malegaon, a town about 200 km from Mumbai in Nashik district of north Maharashtra, on September 29, 2008. The case was initially probed by Maharashtra's Anti Terrorism Squad (ATS) before being transferred to National Investigation Agency (NIA). Last month, after she failed to appear before it, the special court had issued a bailable warrant against Thakur. She later personally appeared before the court, following which the warrant was cancelled. The court in the past had warned Thakur of action when she failed to appear before it to record her statement.

Bhujbal Withdrew from LS Polls Due to Fear of Maratha Backlash

Mumbai: NCP leader Chhagan Bhujbal was told to pull out of the race for the Nashik Lok Sabha candidature due to the fear of Maratha backlash. A senior BJP leader said that Bhujbal had taken a stand against the Maratha quota activist Manoj Jarange-Patil and was involved in an acrimonious verbal spat with the activist, which has not gone well with the Maratha community. Though the BJP-led grand alliance wants to field an OBC face from Nashik, Bhujbals candidature would have damaged the alliance in the entire state, the BJP leader said. Mr. Bhujbal, who is the food and civil supply minister in the Eknath Shinde government, on Friday, announced his withdrawal from the Nashik Lok Sabha constituency race in the interest of the alliance. However, it was done on the instructions of the BJPs top leadership. The BJP leaders realised that Bhujbals candidature would adversely affect the grand alliance, particularly in the Marathwada region, which has eight Lok Sabha seats. In 2019, the BJP-Shiv Sena (undivided) alliance had won seven out of eight seats. Marathwada, which is an epicenter of Maratha agitation for quota under the OBC category, witnessed many violent protests seven months ago. This has resulted in a schism between members of the Maratha community and the OBC community. Bhujbal was the most vocal political leader criticising Jaranges pressure tactics. The resentment in the Maratha community was seen when senior Maratha leaders like Ashok Chavan, who recently joined the BJP, were stopped during his speech in the Nanded district of the Marathwada region. After getting a response from the Maratha community during the poll campaign, the party leaders have realised that Bhujbals candidature may further damage the BJP. Therefore, we have communicated the same to the NCP leadership, the senior BJP leader said. The Mahayuti has not decided on its candidate for the Nashik seat as yet. After Bhujbals withdrawal, Shiv Sena is positive about getting the seat. However, the NCP has also clarified that it has not given up its claim. Brijmohan Srivastava, chief national spokesperson and national general secretary of the party said that they are still in negotiation with the Mahayuti leaders over Nashik seat. We are hopeful that the Nashik seat will be given to us, he said. The BJP leader said that the candidature for the Nashik seat will be announced after the second phase of voting, which is taking place on April 26. All Marathwada seats will go to poll in the second phase. Nashik will go to polls in the fifth phase of the Lok Sabha elections. The filing of nominations will start on April 26.

Housing prices in India expected to moderate 5% in 2024-25: India Ratings

Housing prices in India expected to moderate 5% in 2024-25: India Ratings India Ratings and Research (Ind-Ra) has maintained a neutral outlook for the residential real estate sector for the financial year 2024-25. Absorption in residential real estate and prices are likely to be supported by affordability and stability of interest rates, the rating agency said. However, given the high base of the just-concluded financial year 2023-24, the growth rates are likely to taper down. The residential real estate market registered a strong performance in the first three quarters of 2023-24 where the sales growth exceeded 25 per cent year-on-year for the top eight real estate clusters, despite price increases and sticky interest rates. With most regions witnessing a surge in prices, Ind-Ra expects the pre-sales growth to moderate to 8 per cent to 10 per cent year-on-year in the current financial year. Inventory levels have also risen over FY24 in the premium and luxury segment, as launches increased encouraged by the sharp rise in sales and realisations, said Mahaveer Shankarlal Jain, Director, Corporate Ratings, Ind-Ra. Further, Ind-Ra expects the prices to have been higher 22 per cent year-on-year at end-2023-24 and would be subdued at around 5 per cent for 2024-25, due to the base effect and large amount of new launches planned. Ind-Ra expects the mid-income and upper mid-income segments, which emerged as the leading consumer segments in 2023-24, to continue to witness a strong buyer interest. While the premium and luxury segments witnessed sharp demand growth in 2023-24, Ind-Ra expects them to cool down due to the high base as the unsold inventory levels remain elevated and are the highest over the past five years. Tier II and III Cities to Report Significant Growth: Renewed government focus on developing infrastructure and improving connectivity across new cities, with mega projects such as highways, airports, metros, and digitization, is likely to stimulate the development of Tier II and III cities and generate substantial growth. While the relatively new markets of Thiruvananthapuram, Guwahati, Rajkot, and Ranchi market are witnessing exponential growth in housing, Outer Mumbai, Surat, Vadodara, Jaipur, Nashik, Chandigarh, and Bhopal forming over 60 per cent of the market in terms of the units sold, grew at a CAGR by 14 per cent during 2021-2023.
